Our Services
This starts with a no-obligation consultation, either on the phone or, ideally, in person. If you decide that we are the right fit, we request a retainer fee of £1,500 plus VAT for a 12-month period. If the search extends beyond a year, there is a second and final retainer of £1,000 plus VAT.
Upon Exchange and Completion of the purchase, we charge a fee of 1.5% plus VAT (1.8% incl. of VAT) of the final price, including anything assigned as Chattels (fixtures and fittings). Some agents offer a fee based on how much they can save you off the asking price but we think that could lead to them pushing you towards properties that were over-valued in the first place (or steer you away from properties that are already good value) with that in mind we feel a set percentage is the best way to align interests.
Every search now starts online and therefore it is imperative that your home looks as good as it possibly can do for the photographs. James and Jessica have decades of experience in selling the lifestyle and over 1000’s of interactions with buyers, giving them an insight in to what people are looking for. We can advise on things as simple as decluttering and presentation through to redecorating and colour schemes, all designed to achieve the highest possible price. The service is free to our Gold clients but we can also assist others for a small additional fee.
At GP Weston, we spent the first part of our careers working in the London market, where the agent, NOT the homeowner, incurs all marketing costs. It has always bemused us why, in the countryside, so many agents insist that the homeowner pays for the brochures and photography, so here at GP Weston, we cover ALL the usual costs as standard, with the only exception being additional social media spend and any nighttime shots. We will also consult with every homeowner about their home’s selling points to ensure we cover these, whether it is the views, the 100-person party barn, the designer kitchen, etc. We love selling properties in the country as there are so many opportunities to go to town with the marketing, including drone footage, whether capturing the rolling hills or the far-reaching views across the levels. We attend every photo shoot to make sure everything is just right, and there are no dangling wires here!!
We are happy to help clients as much or as little as they would like so that they feel in control. With that in mind, we offer a “Hybrid†service where clients can ask us topurely list a property for them and they will do the rest, with the ability to upgrade if they wish, or go full a full fat service with premium listings, and presentation advice and everything in between. At GP Weston we focus on providing the best possible service, in order to achieve that we will only work with a handful of clients at anyone time so as not to spread ourselves too thin. We also spend more than any other agent on getting our client’s properties in front of the widest possible audience, advertising across all three of the property portals, as well as paying for a targeted social media and Google advertising campaign.
