Terms and Conditions

This is the terms of service of Just Sourced Ltd, trading as Just Invest. In this document, “we”, “our”, or “us” refer to Just Invest. We are company number 12377336 registered at Kemp House, 160 City Road, London, United Kingdom, EC1V 2NX. Our terms All users of the website www.just-invest.co.uk (the “Platform”) are bound by our terms of service as set out in this document. By registering on the site, you agree to be bound by the Terms of Service as set out below. 

Just Invest is a property listings website aimed at investors. As such, from time to time the Platform will have buyers who wish to purchase property deals and properties, as the case may be (the “Buyers”), and agents who wish to sell properties on behalf of vendors (the “Sellers”).

General terms

All users, both Buyers and Sellers, at all times are bound by our Terms of Service when registered and/or using the Platform.

1. Accuracy of deal information and associated risks

Whilst Just Invest make every effort to ensure all the content and property deals on the Platform are accurate and reliable, we cannot be held in any way responsible for the accuracy of any information provided by third-parties such as the Sellers. In addition, Just Invest cannot be held responsible for any losses associated with any property deal purchased via the Just Invest Platform. All purchases and investments made by the Buyers are at the Buyer’s own risk. Just Invest cannot be held responsible for such risks beyond discharge of the reservation fee.

2. Conduct of Sellers

Whilst every effort is made to ensure the quality of the Sellers on the Platform, Buyers are strongly advised to seek relevant professional advice before proceeding with any purchase or investment opportunity and Just Invest cannot be held responsible for the conduct of the Sellers.

3. Cancellation, refunds and disputes

Just Invest reserve the right to cancel, reject or close any account for any reason at any time without prior notice. We will not tolerate any abuse towards Just Invest employees or contractors, neither will we tolerate abuse by any registered user towards any other registered user, Buyer or Seller and vice versa. Should a dispute occur between a Buyer and a Seller within the 14-day cooling-off period then a third-party arbitrator will be appointed. The arbitrator’s decision on whether to issue a refund is final and binding.

4. Platform activities

Neither Buyers nor Sellers should ask or encourage any registered user to continue or complete a transaction outside of the Platform. Users, Buyers and Sellers, are encouraged to carry out their transactions on the Platform as this provides an enhanced level of security for all parties. Any transactions that take place outside of the Platform will not be subject to our rules, or the security of a 14-day cooling-off period. Just Invest reserves the right to ban any parties involved in such transactions from the Platform. We also reserve the right to impose additional fees where necessary with such transactions.

5. Privacy and Data Security

All registered users on the site, including both Buyers and Sellers, agree to our Privacy Policy and Data Security Policy.

Buyer terms

All users, both Buyers and Sellers, at all times are bound by our Terms of Service when registered and/or using the Platform.

1. Registration and selection criteria

Anyone can register on the Platform as a Buyer at any time. Buyers cannot view, reserve any deal or carry out any transaction on the Platform until they have self-certified as a certified sophisticated investor, described as a person who meets the requirements set out in Article 23 of the Promotion of Collective Investment Schemes Order, in article 50 of the Financial Promotions Order or in COBS 4.12.7 R of the FCA Handbook (a “Sophisticated Investor”) and also cleared the relevant Anti-Money Laundering (“AML”) checks. We will collect the Buyer’s name, email address and contact information.

2. Buyer responsibilities

If the property deal falls through due to the Buyer’s own legal, personal or financial circumstances, Just Invest will not be able to refund the reservation fee. If the Buyer pulls out of the reserved property deal, more than 14 days after payment of the reservation fee, there will be no refund provided. The Buyer must consult with an accredited, professional mortgage broker prior to reservation (where applicable), unless they are a cash buyer and don’t require any finance. The customer agrees to follow our Complaints Policy if they wish to make a complaint or experience unresolved difficulties using the Platform.

3. The reservation fee

When a Buyer reserves a property deal on the Platform, they agree to have the fee held in a third-party AML registered escrow service for up to 14 days. If the Buyer decides to proceed with the deal, after 14 days the fee will be transferred to the Seller’s account less associated fees and charges. Once the property deal has been reserved the Buyer will be put in touch with the Seller directly and all further legal responsibilities fall to both the Buyer and Seller. Just Invest cannot be held responsible for any dynamics of the transaction other than the reservation process. The Buyer accepts that the Seller is now responsible for further dealings.

Seller terms

All users, both Buyers and Sellers, at all times are bound by our Terms of Service when registered and/or using the Platform.

1. Registration and selection criteria

Anyone can register on the Platform as a Seller at any time. We will collect the Seller’s name, email address and contact information. Sellers will be required to provide compliance certificates and demonstrate that they are registered for:

  • Professional Indemnity Insurance
  • HMRC Anti Money Laundering Supervision (AML)
  • Be a member of an approved property redress scheme
  • Register with the ICO for data protection
  • Be a LTD Company based in the UK
  • Have a company bank account

Just Invest will apply an administration fee to validate compliance. Just Invest reserve the right to change this fee from time to time.

2. Property stock and upload

Sellers can only submit property listings via the Platform front end or automatically via a property feed. Our Platform admins will manually approve deals sent by Sellers before they will be allowed to go live on the Platform. We reserve the right to reject any property deal for any reason. Just Invest may ask a registered Seller to amend any deal, including images, descriptions, figures or any other information as required. Sellers can amend their deal particulars at any time and each amendment will require approval by a Platform admin. Sellers can set their own sourcing fee for each property listing and agree to the Platform fees of 25% of the sourcing fee. Just Invest reserve the right to change this fee from time to time with adequate notice.

Just Invest reserve the right to change the Terms of Service at any time and will provide adequate notice to all registered users. Terms of Services updated on 30 September 2020.
